The Golden Visa program itself was not amended. Investment thresholds, family inclusion, renewal cycles and the minimal stay requirement all remain as they were, and permanent residence is still available after five years of legal residence.

Portugal removed real estate from the Golden Visa in October 2023, and every qualifying route now runs through regulated private equity funds. Fund subscriptions sit more comfortably inside a Self-Directed IRA than direct property ownership, where IRS rules on prohibited transactions and personal use create difficulties. Investors should note that funds investing in real estate no longer qualify, and that some information still circulating online is out of date.
