Greece is now the only remaining Golden Visa program in the EU Schengen zone available through direct real estate investment, and it grants Permanent Residency from day one – with no minimum stay requirement and no interview or language test at the residency stage. For investors whose priority is a fast, low-friction EU Schengen foothold and a tangible real estate asset, it remains one of Europe’s most accessible routes.
The pathway to citizenship is considerably longer. Greek law requires seven years of residency and fluency in Greek – widely regarded as one of the harder languages for adult learners – so most investors who complete this route are more motivated by residency and lifestyle than by citizenship itself.
