Jungle Bay Eco Resort

Set in the heart of the Mourne Acouma in Dominica, this fantastic hotel resort has been established for ten-years.  Closed for renovations in 2018, the project re-opened phase 1 with 48 villa suites and the main facilities in June 2019.  This is one of very few government-approved real estate projects in Dominica which is suitable for a citizenship by investment application.

Investors can buy a whole unit in this development rather than a share, giving it a huge advantage over some of its competitor resorts. The title deeds will be registered in the owners name and it is possible to use the unit for personal usage for free, for up to 1 week per year. If investors would like to use the property for longer than this, they will receive a 20% discount off the usual rates.

Each eco cabin will be 32m2 in size, located on a 111m2 plot offering a blissful retreat for those looking to relax and unwind. All structures of the remaining 72 villa suites are already up and the focus is now on the landscaping of phase 2 and 3 and on the details of the furnishing, fixtures, etc. of the 72 units in phase 2 and 3, which should be completed within the next few months, midway through 2021.

Resort Facilities:

  • Two restaurants and bars
  • Lounge area
  • Spa
  • Yoga pavilions
  • Two communal swimming pools and one whirlpool
  • Water sports and hiking trips
  • Beautiful gardens

Rental Return:

The project offers a lucrative rental return scheme whereby 30% of the resort’s gross profit will be equally divided amongst all owners each year.  An example of the expected returns is as follows:

  • 70% occupancy rate roughly equates to $11,000 – $12,000 ROI per annum;
  • 50% occupancy rate roughly equates to $8,000 ROI per annum;

Citizenship by Investment and a Second Passport

Dominica offers one of the most popular and cost effective citizenship by investment programmes in the Caribbean. An investment at this government approved resort will enable one to obtain a Dominican Passport in just 3 – 4 month.  Through purchasing one unit, it will be possible for the whole family to be included on the application – primary investor, spouse and also children. For Dominica’s citizenship scheme you only need to retain your real estate investment for a minimum of 3 years but you can hold it for longer if you choose. Passport issued in less than 3 months from date of application.
