Secure Residency by Investment in Montenegro through La Vida
Since January 2026, Montenegro has introduced a structured real estate residency route requiring a minimum property purchase of €150,000.
Successful applicants receive a temporary residence permit valid for one year, which can be renewed annually provided the property is maintained and all property taxes are paid. After five years of continuous residence, investors may apply for permanent residence, with a potential pathway to Montenegrin citizenship after ten years of residence.
There is no minimum stay requirement to maintain the annual residence permit, however applicants must meet standard residence conditions if they intend to progress to permanent residence or citizenship.
The property value is assessed by the Montenegrin Tax Authority, and the official taxable valuation must meet or exceed the €150,000 threshold. This means the qualifying value is based on the government’s assessed property value rather than solely the purchase price.
