Greece Golden Visa 2026: A Speedier Route

Greece cut its Golden Visa backlog by 7% in two months.

We’re getting a familiar question from clients looking at Greece this year, and it isn’t about price – it’s about how long they’ll wait. The latest figures from the Greek Ministry of Migration and Asylum suggest that answer is finally changing.

Greece reduced its pending Golden Visa caseload by 2,618 files between the end of March and the end of May 2026. The total dropped from 35,669 to 33,051, a fall of 7.3% in two months.

The ministry’s May legal migration report breaks that down further. Investor files fell 8.2%, from 10,032 to 9,210. Files submitted by family members fell 7%, from 25,637 to 23,841.

Behind those numbers sit close to 3,000 investor decisions in three months. March accounted for 1,446 of them, including 1,239 initial permits and 207 renewals. April brought 882 decisions and May a further 659.

Why The Queue Is Moving Faster

The main change is structural. Greece no longer funnels every application through a single Athens office. Regional units across the country now share the caseload, and some have cleared well-prepared files in under 90 days.

That shift sits inside a wider legislative overhaul. Law 5275/2026, published on 6 February 2026, restructured the Immigration Code and introduced a unified procedure for residence and work permits.

Circular 1/2026, signed on 22 April 2026 by Konstantina Papakosta, secretary general for migration policy, runs to 31 pages and standardises how regional offices handle files while tightening fraud checks.

The practical effect for a well-prepared application is a wait of roughly four to six months in 2026, against nine to twelve months in 2024.

One change deserves particular attention. Under the new framework, the five-year residence period begins when the residence card is issued, not when you file the application.

Previously, months spent waiting for a decision ate into the validity of the permit itself. Investors effectively lost part of what they’d paid for. That no longer happens.

What You Can Invest In Today

The Greek Golden Visa now runs on a geographically tiered structure for real estate:

  • €800,000 for property in Attica, the regional unit of Thessaloniki, Mykonos, Santorini and islands with more than 3,100 inhabitants
  • €400,000 for qualifying property elsewhere in Greece
  • €250,000 for qualifying commercial-to-residential conversions and for listed or protected buildings where you take on the restoration obligations

For the €400,000 and €800,000 tiers, the investment generally has to concern a single property, and built property must meet the 120 sq.m. minimum of principal-use area.

The €250,000 threshold applies regardless of location, including central Athens, which is why conversion and restoration projects have become the most closely watched part of the market.

Property acquired under the Golden Visa can’t be placed on short-term rental platforms. Breaching that rule carries a fine of €50,000 and possible revocation of the residence permit.

If rental yield forms part of your case for the investment, build it around long-term tenancies from the outset. We’d rather flag this at the shortlist stage than have a client discover it after completion.

What This Means For 2027 and Beyond

Greece keeps the advantages that made the program popular in the first place. It’s an EU and Schengen country with a five-year renewable permit, no general requirement to live there to keep it, and eligibility for spouses, children and dependent parents.

What’s been missing is administrative speed. The May figures are the clearest evidence yet that the gap is closing, with the pressure now concentrated in Attica rather than spread across the whole system.
