Croatia offers a picturesque blend of historic charm and natural beauty, making it an enticing location for individuals seeking a second residence. Its Adriatic coastline boasts pristine beaches and crystal-clear waters, while ancient cities like Dubrovnik and Split come with a rich culture cultural. A relatively affordable cost of living, favorable tax policies, and a burgeoning tourism industry make it an attractive option for those seeking a Mediterranean lifestyle.
Since Croatia’s relatively recent entry into the EU, many have asked if they can obtain Croatian citizenship through a golden visa scheme. Unfortunately, Croatia offers no such citizenship by investment or golden visa programme similar to those offered by other countries such as Malta or Spain. These golden visa programmes have seen great success by granting citizenship to individuals through substantial investment, often in real estate, national development funds, and local businesses.
Among other routes to application such as family reunification and employment, temporary residence in Croatia can be acquired through the setting up of a Croatian company or the ownership of real estate. The applicant must live in the purchased real estate, though there is no minimum investment cost. This temporary residence only lasts for one year.
Croatia offers a Digital Nomad Visa known as the “Temporary Stay for Digital Nomads” designed for remote workers employed by or running businesses outside Croatia. This visa allows for expats to reside and work remotely in Croatia. Previously this visa has been valid for 12 months, though recent 2025 legislation has significantly increased the stay to up to 3 years. Holders benefit from a tax exemption on foreign-sourced income and can include their immediate family in their application. One drawback is that the visa is not renewable, and applicants must leave the country for 6 months before applying for a new visa.
The strength of Croatia’s passport would make the introduction of a citizenship by investment program very welcome for investors. Croatia ranks 51st in La Vida’s comprehensive Global Passport Ranking. This owes to its visa-free access to 186 countries, in turn giving access o 55.6% of the world’s wealth (GDP) and 82.7% of global travel.
